Tonya's Take

Two families. Two very different homes. Two closings in 30 days. And behind both of them — real hours & real care.

What $10 Million Actually Looks Like

When people hear I do about $10 million a year in real estate, they picture a handful of luxury closings, a couple of big commission checks, and a lot of free time. That's not what it looks like. Not even close.

I've built this business deal by deal — $50K lots, $320K starter homes, $500K new constructions, and the occasional $2M+ property. No single transaction carries the year. It's a steady volume of real clients, real problems, and real trust built over time. The kind of clients who call me back. Who send me their sister. Who post about me without being asked.

I don't sell ten $1 million homes. I sell fifty homes for real people — and I earn every one of them twice.

That doesn't happen by accident. I've taken pay cuts from my commission when it was the right thing to do for a client. I've spent entire weeks project-managing repairs, coordinating contractors, and showing up at properties myself to make sure my clients weren't buying someone else's problem. Because for me, a house isn't a transaction — it's the single largest financial decision most of my clients will ever make. I treat it that way.

Referrals are the proof. When someone sends me their family member, it's not because I was technically competent. It's because I showed up when it mattered, was honest when it hurt, and cared about the outcome as much as they did.

I've closed 2 deals this month, here's how they went.

Why New Construction Is a Different Animal

A resale closing is mostly about inspections and negotiations. New construction is about helping buyers make decisions in a vacuum — choosing finishes on a floor plan that doesn't exist yet, managing builder timelines, and understanding the gap between the model home and what's actually going up on your lot. I walked my buyers through every stage of that. The result: a home they understood, a deal they were confident in, and a closing with no surprises.

✦ New construction requires an agent who stays in the process from contract to keys
📍
Pickens Bluff — Paulding County

Paulding County is one of the most active new-construction markets in metro Atlanta right now. Strong school zones, real infrastructure, and pricing that still makes sense for first-time and move-up buyers. McGarity Elementary, P.B. Ritch Middle, East Paulding High. Community sidewalks, walkable to shopping.

What Makes This One a Real Value

Four bedrooms, a stone fireplace, hardwood floors, and more than half an acre of fenced yard at $320,000 in Bartow County. The split foyer gives the lower level real independence — a proper bedroom, a walk-in closet, its own entrance flow. This is a home that looks straightforward on paper but has a lot going on when you walk through it with the right eyes. I made sure my buyers walked through it with the right eyes.

✦ Four bedrooms, stone fireplace, half-acre fenced lot — $320K is the right number

The Part That Doesn't Show Up on the MLS

Getting a buyer to closing isn't just about finding the house — it's about navigating the 45 days between contract and keys. Inspections, negotiations, repairs, lender timelines, walk-throughs. I've spent entire weeks on individual properties — coordinating, communicating, problem-solving — not because it's required, but because my clients' livelihoods are on the line and I'm not the kind of person who checks out after the contract is signed.

✦ The work that earns referrals happens between contract and close
✦ Tonya's Verdict

This is what consistent volume actually looks like.

Two closings. Two different price points. Two families who are better off than they were 30 days ago. That's the job. I don't build my business by chasing the biggest deals — I build it by showing up for every deal like it's the most important one. Because for my clients, it is. Nearly $10 million a year in real estate, built on referrals, repeat business, and a genuine commitment to the people on the other side of every contract. If you're buying or selling in metro Atlanta, I'd love to be in your corner.
